Automation for the whole building, not just one unit.

We design the per-unit package and common areas while the project is still on paper. Architects and electricians get clear specs. Buyers walk into a finished unit — no post-handover remodel.

  • Per-unit spec during design
  • Common areas and amenities included
  • Local Home Assistant control, no monthly fee

Why plan it early

Once the walls are closed, everything costs more.

Adding locks, video intercom, sensors, and a Zigbee/Wi‑Fi backbone after people move in means cutting, rewiring, and fighting whatever was already installed. On the drawings, it is a different job.

  • Wiring and network on time

We write down what each unit and the common areas need: drops, Zigbee/Wi‑Fi backbone, hub locations. The electrician works from that — no blind retrofit.

  • One standard, optional tiers

We define a base package by unit type. Buyers can upgrade (more scenes, lock, sensors) without redesigning the building.

  • Sales angle that holds up

A unit with scenes, smart A/C, and phone access shows up in the listing. Not a “smart home” sticker — something a buyer can try in the sales gallery.

Per unit

What each apartment gets in the base package.

We size it by typology (studio, 2-bed, duplex). The base package usually includes:

  • Lighting scenes

Switches or dimmers on the key circuits, with arrive-home, night, and away scenes.

  • A/C via ESP32 upgrade

Existing or new minisplits controlled by the home (IR emitter + sensors). No swap to a branded “smart” outdoor unit.

  • Lock and video intercom

Unit and building access from the same app as the rest of the apartment, when the project allows it.

  • Sensors

Door, presence, or leak sensors depending on the package — for simple alarms and for turning lights and A/C off when nobody is home.

  • Zigbee / Wi‑Fi backbone

Coordinator, mains-powered repeaters, and network rules so the mesh covers the tower — not only the first-floor demo unit.

Common areas

Lobby, parking, pool, and gym on the same system.

The building stops being a pile of separate remotes. Access, lights, and energy sit on the same stack as the units.

  • Access control

Lobby, parking, and amenity entry with codes, tags, or the app. Logs of who came in and when.

  • Lobby and corridors

Lights on schedule or presence. Fewer hallways lit all night.

  • Pool and gym

Lighting and, where it applies, pumps or exhaust tied to hours of use.

  • Energy monitoring

Meters on common panels so you see what the building draws and spot odd spikes.

How it works

From consultation to handover by phase.

  1. 01

    Consultation

We review typologies, drawings, and whether you want units only or units plus common areas.

  2. 02

    Per-unit spec

Base package and optional tiers. Equipment list plus electrical and network points.

  3. 03

    Build-team coordination

We align with architects and electricians and fit the spec to what the project already calls for.

  4. 04

    Phase installation

Wiring and backbone during rough-in / finishes; devices and programming when units are ready to deliver.

  5. 05

    Handover

Home Assistant app, training for building admin and the first owner of each unit. Support after.

FAQ

What builders usually ask.

Does this replace the project electrician?

No. We deliver the spec and coordinate. The project electrician still runs the wire. We install and program the automation layer.

Is the buyer stuck with a subscription?

No. Control runs on Home Assistant, on building or unit hardware. No monthly cloud fee to turn the lights on.

What if the project is already under construction?

Still possible, with tighter limits. The earlier the specs land, the less improvisation. If walls are closed, we lean on wireless and whatever can still be pulled.

Can each buyer pick a different package?

Yes. We set a shared base (network, points, app) and optional tiers your sales team can offer in the gallery.

Do you work outside Medellín?

We are based in Medellín and the Aburrá Valley. Other cities are case by case.

Do you work in English?

Yes. We work in Spanish and English with design and sales teams from abroad.
